Affordable Housing Options: First-Time Buyers, Rentals and Senior Housing

Inventory at a ten-year high, a shrinking pool of new listings and stubborn rates pull in different directions for buyers, renters and downsizers.

Affordability is not one market. The same month can bring more listings nationally and fewer in your zip code, and a first-time buyer, a renter renewing a lease and someone moving into age-restricted housing are each reacting to different numbers.

This guide sets out which published figures actually describe your situation, how to run a buy-now-versus-wait comparison with your own loan amount instead of a national average, and what to do next depending on your credit, your down payment and your moving date.

What's Actually Happening

Three separate releases describe the affordability picture, and they do not all point the same way.

Prices. The National Association of Realtors reported that the median existing-home sales price rose year-over-year in August 2026 (National Association of Realtors, 2026-09-10). The same organisation's prior release covered the year-over-year change in the July 2026 median (National Association of Realtors, 2026-08-11). Both are national medians for existing homes — they tell you nothing specific about a condo in your submarket, and the median moves when the mix of what sold changes, not only when individual homes reprice.

Supply. In the same August 2026 release, unsold housing inventory and months' supply reached their highest level in over ten years (National Association of Realtors, 2026-09-10). That is the single most buyer-relevant number in the report. But Redfin's early-December 2025 housing market update found new listings posted their sharpest decline in two years, tightening supply (Redfin, 2025-12-07), after its report covering the four weeks ending November 30, 2025 compared the U.S. supply of homes for sale with a year earlier (Redfin, 2025-11-30). Total standing inventory and the flow of fresh listings are different metrics, and a high national total can sit alongside very thin new supply in a given metro.

Rates and demand. Freddie Mac's Primary Mortgage Market Survey publishes a 30-year fixed-rate mortgage average every week — it did so for the weeks of February 20, 2025, August 21, 2025 and October 9, 2025 (Freddie Mac, 2025-02-20; 2025-08-21; 2025-10-09). Look up the current week rather than quoting any of those. NAR Chief Economist Lawrence Yun cited wage and job growth supporting homebuying demand despite high mortgage rates as of the August 2026 report (National Association of Realtors, 2026-09-10).

Four more numbers in that August 2026 release matter to the three groups in this guide: the first-time buyer share of sales, the median time on market, the all-cash share of transactions, and the share bought by individual investors or second-home buyers — each reported against the prior month and prior year (National Association of Realtors, 2026-09-10). For regional price direction, the Federal Housing Finance Agency publishes a seasonally adjusted House Price Index monthly, including releases for August 2025 (Federal Housing Finance Agency, 2025-10-28), July 2025 (2025-09-30) and November 2024 (2025-01-28); its census-division breakdown is closer to your market than any national median.

Buy Now vs. Wait: How It Plays Out

Run both columns with the same purchase price and the same loan amount. Changing the price between scenarios is how people talk themselves into whichever answer they already wanted.

Take your target price and your actual down payment, then fill this in with two rate quotes: today's lock from your lender, and the rate you are assuming six months out. Nobody can tell you the second number — not a lender, not this page.

For the rate inputs, use Freddie Mac's Primary Mortgage Market Survey 30-year fixed average for the current week as a sanity check on your quote — Freddie Mac has published it weekly, including the weeks of 2025-08-21 and 2025-10-09 (Freddie Mac, 2025-08-21; 2025-10-09). A quote on a 5/1 ARM or a 15-year fixed is not comparable to that average and should sit in its own row.

Things that are not in the payment maths but change the answer:

  • Choice. NAR reported unsold inventory and months' supply at a ten-year high nationally in August 2026 (National Association of Realtors, 2026-09-10), while Redfin reported the sharpest two-year drop in new listings in early December 2025 (Redfin, 2025-12-07). Pull your own metro's months' supply from your local MLS before assuming either applies to you.
  • Competition. The all-cash share and the investor/second-home share of August 2026 sales are both in the NAR release (National Association of Realtors, 2026-09-10). Where cash is a large slice, an FHA or VA offer competes on terms, not just price.
  • Refinancing. You can change the rate later; you cannot change the price you paid. That cuts toward buying when the payment is affordable at today's quote — but no lender can promise you a future rate or approval.

For renters, the waiting column has a real cost: six months of rent plus any renewal increase. For buyers looking at age-restricted or senior housing, add HOA or condo dues, any entry or transfer fee, and check whether the project is approved for the loan type you want — FHA and VA condo approval, and state disclosure rules, vary by state and by project.

What To Do Based on Your Situation

  1. If you're a first-time buyer with a down payment small enough to require mortgage insurance, and you must move within 90 days: get a written Loan Estimate for both FHA and conventional on the same purchase price, and ask the lender for its exact minimum credit score for each. Then compare the two monthly figures against the rent in your wait column above. The first-time buyer share of August 2026 sales is published against both the prior month and the prior year (National Association of Realtors, 2026-09-10) — if it has fallen in your price band locally, you are facing fewer rival offers like yours.
  2. If your credit score is near a pricing tier boundary: ask your loan officer what the next tier up would do to your quote in dollars per month on your loan amount, and whether it is reachable before your lock expires. Do not refresh your calculation against last year's Freddie Mac figure; use the current Primary Mortgage Market Survey week, as Freddie Mac publishes one every week (Freddie Mac, 2025-10-09).
  3. If you're renting and your timeline to buy is longer than two years: negotiate lease length rather than rushing a purchase. Track two local numbers monthly — your metro's months' supply from the local MLS, against the national ten-year high NAR reported for August 2026 (National Association of Realtors, 2026-09-10), and new listing counts, given Redfin's finding that new listings fell at their fastest pace in two years in early December 2025 (Redfin, 2025-12-07).
  4. If you're buying in an age-restricted or senior community: before you make an offer, get the HOA budget, reserve study, dues history and any transfer or entry fee in writing, and confirm the minimum-age rule as the community states it. Ask whether the project qualifies for the loan type you intend to use; condo and co-op rules differ by state and by lender.
  5. If you're selling to downsize and buying in the same market: price your sale against the median time on market reported for August 2026 (National Association of Realtors, 2026-09-10) and your local MLS equivalent, and line up contingency wording with your agent and attorney. No one can guarantee you a closing date, a sale price or a number of days on market.
  6. If you're in a position to pay cash: compare your offer against the all-cash share and the investor or second-home buyer share of August 2026 transactions (National Association of Realtors, 2026-09-10) to judge how much a cash close is actually worth as leverage where you are buying.

Is it easier to buy as a first-time buyer than it was a year ago?

That is a national share. For your own odds, pull months' supply and median days on market for your price band from your local MLS for the same month.

Where do I find the current mortgage rate, and which one applies to me?

Freddie Mac publishes a 30-year fixed-rate average weekly in its Primary Mortgage Market Survey — it did so for the weeks of February 20, 2025, August 21, 2025 and October 9, 2025 (Freddie Mac, 2025-02-20; 2025-08-21; 2025-10-09). Use the current week. A 15-year fixed or a 5/1 ARM quote is a different product and should never be compared with the 30-year average.

National inventory is at a ten-year high — does that mean I'll have more to choose from?

Not necessarily. NAR reported unsold inventory and months' supply at their highest in over ten years for August 2026 (National Association of Realtors, 2026-09-10), while Redfin reported new listings fell at their sharpest pace in two years in its early-December 2025 update (Redfin, 2025-12-07). One is a national standing total, the other is the flow of fresh supply. Your metro's MLS months' supply is the number that governs your search.

Should I wait six months for a lower payment?

That turns on three things you can quantify today: your credit tier and the dollar-per-month gap your lender quotes between tiers, your six months of rent in the wait column, and your metro's months' supply versus the ten-year national high NAR reported for August 2026 (National Association of Realtors, 2026-09-10). Nobody can tell you where the 30-year fixed will be in six months, so run the table with a range of assumed rates rather than one.

Are prices still rising?

What should I check before buying into senior or age-restricted housing?

Get the HOA or condo budget, dues history, reserve study, and any transfer or entry fee in writing before your inspection period ends, and confirm the community's stated minimum age. Then confirm with your lender that the project is eligible for your loan type — FHA and VA condo approval requirements, and state disclosure law, vary by state and project, so ask the question for the specific address.
